1820 Strachan Road SE consists of 12.95 acres in the dominant retail node of Medicine Hat. The site will be anchored by a Save-On-Foods grocery store and Bed Bath & Beyond for a total of 125,000 square feet of new retail.

The project helped our client secure several high profile tenants in the heart of Medicine Hat’s retail district. In addition to anchor tenants in Medicine Hat Mall (Safeway, The Bay, Galaxy Theatres), other major tenants in the area include: Walmart Supercenter, The Home Depot, Sobeys, Canadian Tire, Real Canadian Superstore, PetSmart and Staples.

The site is located in Medicine Hat, AB (Trade Area – 100,000 people) at the southwest corner of the Trans-Canada Highway and Dunmore Road. The project forms part of a commercial node in the Southlands neighborhood, which is a developing mixed use retail and residential district. The main east/west artery is the Trans-Canada Highway (29,000 VPD), which provides direct access to the neighborhood via 13th Avenue SE and Dunmore Road SE, the primary north/south arteries.

The property was one of the first to be developed in the area and has the highest exposure of any site in this retail node. Newer developments such as The Home Depot, Canadian Tire and a new Walmart Supercentre add to the retail dominance of the area.
